The community is divided into subdivisions, or villages, and include Barrington, Bear Branch, Elm Grove, Fosters Mill, Fosters Mill Estates, Greentree, Greentree Manor, Hunters Ridge, Lakes at Kings River Estates, Kings Crossing, Kings Forest, Kings Forest Estates, Kings Point, Kings River, Kingwood Glen, Kingwood Greens, Kingwood Lakes, Kingwood Place, Mills Branch, North Woodland Hills, Riverchase, Royal Shores, Sand Creek, Sherwood Trails, South Woodland Hills, Town Center, Trailwood, and Woodstream. Each village has its own distinct style and varying home prices, with an overall average home price around $300,000. Several Kingwood villages are complete with a neighborhood pool, providing access to all local residents and their guests.

The oldest subdivision of Kingwood is Trailwood Village, with its first homes completed in 1971, but there are many new homes for sale among Kingwood, TX real estate, especially in the villages of Barrington, Kingwood Greens, Kings River, Kings Point, and Royal Shores.

Other nearby developments include Oakhurst at Kingwood and Kings Manor. While not required to pay Kingwood Service Association fees, Oakhurst is considered part of Kingwood, and was developed by Friendswood Development.
